When a Bergen County slate roof should be repaired instead of relaid

Slate on Bergen County houses in Alpine, Tenafly, Ridgewood, and similar streets can be repaired for decades if the deck and the nails still hold. A relay is the honest call when they do not.

Repair when the field is sound
A handful of cracked or slipped slates, with solid deck and flashing that can be rebuilt, is a repair. Match thickness as closely as you can and say if the color will not blend. Do not coat the field in roof cement.
Relay when the system is done
Widespread slippage, rusted nails, soft decking, or many broken slates on one plane means the assembly is finished. A relay includes new underlayment and flashing, not just new stone on rotten boards.
Flashing fails first
Chimneys, dormers, and valleys leak while the slate still looks impressive from the curb. Budget the metal. A slate repair that ignores flashing is a stain waiting for the next nor’easter.
