Millburn, Summit, and North Caldwell bids often hide chimney, step, and valley work under one word: flashing. That lump sum is where incomplete scopes hide. The decision is to require counted lines for each flashing family before you compare prices.

Name the families of flashing
Chimney counterflashing, step flashing at walls, valley metal, drip edge, and pipe boots are different materials and labor. One dollar figure cannot prove each was included.
Count linear feet and units
Valleys and eaves are feet. Boots and skylights are units. Chimneys are per structure, often with a cricket when wide. Ask for those quantities on the page.
How to reject a vague flashing line
Send the bid back and ask for a breakdown. A Summit or North Caldwell contractor who will not count flashing is asking you to fund surprises later.
