Harrington Park is a small Northern Valley borough. The usual first leaks are not dramatic blow-offs. They are cracked pipe boots and open step flashing on roofs that have been shaded for years.

Start at the penetrations
Plumbing boots crack in the sun even on a shaded lot’s south side. Step flashing at a dormer or a sidewall opens a slot you will not see from the lawn. Those are repair items when the field is still flat and granulated.

Debris holds snow, and the north eave ices. Clearing gutters matters, but a gutter full of leaves is not the roof. If water is coming in above the gutter line, look at the eave membrane and the attic heat.
Say when it is no longer a repair
Curled tabs across a whole slope, two or more old layers, or decking that gives underfoot are replacement signs. One soft board around a boot can still be a repair. The written note should separate those.
