Asphalt shingles
Architectural asphalt systems commonly marketed for decades of service still depend on proper fastening, underlayment, and attic ventilation. Hail and wind events can end life early even when the calendar age looks young. Manufacturer literature and ARMA resources explain product classes and care expectations.
Metal roofing
Metal panels and standing-seam systems are often described as longer-lived than asphalt when correctly detailed. Fastener choice, underlayment, and expansion detailing matter as much as the panel itself. Trade associations publish homeowner-oriented overviews of metal system types.
Tile, flat roofs, and other systems
Clay or concrete tile, TPO/EPDM flat roofs, and wood shakes each carry different maintenance needs. Ask for the manufacturer’s published limited-warranty term and the maintenance steps that keep coverage valid.
