Skylights and roof windows on custom Bergen County homes

Custom homes in Franklin Lakes and Saddle River often have several skylights. They leak at the flashing and the curb, not because the glass failed. One county article is enough. Town pages should not repeat it.

Curb-mounted units
The saddle above the curb and the step flashing beside it are the usual failures. A rotten curb means the opening gets rebuilt, not just a new dome screwed to soft wood.
Deck-mounted units
The flange has to tie into the underlayment in the right order. Installers who shingle first and mastic the flange later are building a leak. If the unit is fogged or the frame is cracked, replace it while the roof is open.
Count them in the contract
Each skylight is a line: keep, replace, or rebuild the curb. A roof price that says “skylights by others” with three units already leaking is an argument you will have in the rain.
