Englewood is more than one housing stock. This page is about the older, larger roofs on the east hill, where slate, long chimneys, and complicated flashing are common. A ranch elsewhere in the city is a different job.

If the field is sound, replace broken pieces and failed flashing. If the nails are rusted through and slates are slipping across a plane, talk about a relay. Do not overlay slate with asphalt.

Tall chimneys need counterflashing cut into the masonry, not a surface smear of roof cement. A cricket belongs on the wide uphill face. Leak stains in the attic often start here.

Grade, walls, and mature planting limit where a truck sits. Staging is part of the estimate. Confirm any exterior-material question with Englewood’s construction office before you change the look of an older house.
