Estate roofs in Essex Fells: access, slate, and flashing

Essex Fells is a small borough of large houses. Like Alpine, the job is often access plus slate or complicated flashing. The streets, the lots, and the building office are not Alpine’s.

Access and ground protection
Long walks, finished lawns, and limited places to stage material should be in the scope. Name protection and how debris leaves. A price that assumes a truck beside the foundation will change when it cannot.
Slate and flashing
Repair sound slate. Relay slate that is slipping because the fasteners or the deck are done. Chimney counterflashing is its own line. Do not smear cement and call it a restoration.
Keep the borough separate
Essex Fells construction permits are local. Do not file as if this were a Bergen job or a Millburn job. If the roof is asphalt rather than slate, say so and price that system instead of forcing an estate narrative.
