Ice dams on Morris County luxury homes

Chatham Borough, Madison, and Mountain Lakes form ice dams for the same reason northern Bergen does: a warm attic and a cold eave. The attics and the streets are different, so the scope is not a copy of the Closter page.

Same physics
Heat leaks, snow melts, water freezes at the eave, and it backs up. Ice-and-water membrane past the interior wall line is the roof detail. Air sealing and insulation are the attic detail. Shingle color does not matter.
Different attics
Village houses in Chatham and Madison often have finished slopes and knee walls that hide the heat path. Mountain Lakes cottages may have shallow attics and damp decks. The inspection has to get to the deck, not stop at a hatch photo.
