Roof penetrations on the estimate: count every pipe, jack, and curb

Chatham, New Providence, and Florham Park roofs collect plumbing vents, furnace jacks, satellite mounts, and sometimes skylight curbs. Each penetration is a leak path. The decision is whether the estimate counts them as separate lines or assumes a generic “vents included” allowance.

Every pipe boot, electrical mast, and exhaust jack should appear on the sketch. A bid that prices three boots when the roof has seven will change mid-job.

Reusing cracked rubber boots under new shingles recreates the leak. Metal and plastic flashings that are bent or short should be replaced while the roof is open.
What the penetration section should list
Count, type, and whether each gets a new jack or boot. A New Providence or Florham Park lump sum for “flashing” hides missing penetrations.
