Larger homes and New York-line weather on Montvale roofs

Montvale houses near the New York line often have bigger footprints. Wind-driven rain and long valleys change the bid more than the ZIP code does.

A simple large gable can be cheaper per square than a smaller house cut up with dormers. Count planes, valleys, and penetrations. Square count alone flatters the complicated roof.

Look for stained sheathing at the ridge and at sidewall step flashing. Those are installation and flashing issues. A heavier shingle does not seal an open step.
Write valley length
Long valleys on these roofs deserve their own note: metal or closed-cut, and ice-and-water underneath. Two colonials with the same square count and different valley lengths are not the same estimate.
