Quantities
Squares, layers to tear off, pitch, eave length, and valley length. Without those, two prices are not the same job. A lump sum with no quantities favors the bidder who left something out.
Materials you can check
Shingle or slate or metal product, underlayment, ice-and-water distance, valley metal, and chimney flashing. Ventilation intake and exhaust. Decking replacement as a unit price per sheet, not “as needed” with no rate.
The work around the roof
Protection of drives and plantings, dumpster location, and who pulls the municipal permit. Warranty: the manufacturer’s limited warranty and the contractor’s workmanship warranty are different documents. Read both.
