What a full replacement scope looks like on a Wyckoff colonial

A Wyckoff colonial is a useful example of a full replacement scope because the houses are familiar: two stories, asphalt, a few penetrations, and a garage tie-in. The scope should still be specific to the house.

State how many layers come off and that rotten or delaminated plywood is replaced at a unit price you can see. A bid that says “decking included” with no unit price is hiding the surprise.

Name synthetic or felt underlayment, how far ice-and-water runs at eaves and valleys, and new step flashing at walls. Reusing brittle step flashing to save an hour is how the next leak starts.
Ventilation and the garage
Intake and exhaust should be described, not waved at. Garage roofs are often a different pitch or an old rolled-roofing porch. They belong as their own lines if they are not the same system as the house.
